Open house on scaled-back industrial plan for 黑马磁力's Fraser Highway

Township council reduced the project's scope after public feedback

Wayne van Beek and some of his neighbours organized opposition to parts of the Fraser Employment Lands plan at a February open house.

Residents along Fraser Highway will have another chance to look at plans to create a light industrial district, in the wake of council scaling back the plans earlier this spring.

A Monday, June 16 open house has been scheduled at the Church in the Valley at 23589 Old Yale Rd., from 4:30 to 7:30 p.m.

A long strip of land on either side of Fraser Highway, east from about 224 Street to 240 Street, was never placed in the ALR. Some of the lots in that area already host various types of light industrial or commercial operations, but there are also rural lots, housing, and a mobile home park.

The Township launched the Fraser Employment Lands concept plan because of the shortage of industrial land in Metro Vancouver, and because more industrial and commercial land contributes to the municipal tax base.

The last open house, in February, drew large crowds, including some residents who were strongly opposed to having industrial development on their doorstep.

A motion by Mayor Eric Woodward at a March 10 council meeting called for the plan to be scaled back significantly, including ensuring the mobile home park site will stay zoned for that type of housing, and that lands east of 232 Street, along 46 Avenue, any properties fronting Old Yale Road or along 44 Avenue without access via Fraser Highway, are to be removed from the plan.

The revised plan is expected to be on display at the upcoming open house.

There is also a provision to consider closing Old Yale Road in the 23900 block, just before it meets 40 Avenue near 240 Street.
