Two seven-storey apartment buildings, with commercial space on their ground floors, got the final nod from ºÚÂí´ÅÁ¦ Township council at its Monday, July 7 meeting.
Council gave final reading to rezoning bylaws for the site at 20069 80 Avenue, allowing the construction of a 289-unit apartment complex, with 1,943 square metres (just under 21,000 square feet) of commercial space on the ground floor.
The developer required an amendment to the neighbourhood plan for the area to build up to seven storeys instead of the standard six storeys.
The project went through its first approvals back in 2023, but has now come back for its last approvals. Located just to the north of the ºÚÂí´ÅÁ¦ Events Centre, if built, it will be to the west of a cluster of townhouses in the area. More commercial and mixed-use buildings are planned to the west, and apartment buildings to the north.
A variety of commercial uses, including daycares, are permitted on the ground floor of the new buildings.
Councillor Kim Richter asked about Community Amenity Contributions (CACs) attached to the building, in the wake of a court ruling that struck down the Township's old CAC policy as invalid.
Township staff said that the developer has provided the CAC fees – which are additional fees on developers that pay for municipal projects like rec centres or new firehalls – under a voluntary mechanism. As in other recent cases, the developer has received legal advice on the matter.
